- PRE-QUALIFICATION – do you know what you can afford? – It is a waste of everyone’s time to look at homes then find out you cannot afford to buy it when you see the home you love! It’s a let down I would never want a client to endure. So be prepared. Get pre-qualified before you start looking. If you need a lender, ask your agent. We work very closely with lenders and title companies throughout the buying process. Our goal is to find the home you love for the price you can afford, and are comfortable with the monthly payments.
- Do your homework – You’ve seen the home online, now compare some facts. Go to the county assessors website and input the address. You will see the county records and then compare to what it states on the listing advertisement. Look for easements, permits (or lack thereof), and confirm beds, baths, sq. ft. and ownership. Does it have any liens? Your agent will do all of this for you, but save yourself time by looking online before taking the time to make a trip to the home.
- Obvious issues – Look at the ceilings for uneven areas and/or patches of paint. This is usually due to a leak, somewhere, at some time. Ask questions. Look to your agent to point out any concerns he or she may have. Ask your agent to ask the seller’s agent for the SRPD. And if the seller has not filled it out, yet, insist you see it before even looking at the home.
- Walk the neighborhood and meet some neighbors! – Do you love it? Then have a look around. A good feel for the neighborhood can be just as important as your love for the home. If appropriate, converse with a passerby if you see someone walking in the neighborhood.
- Weather – What is the weather like for all 4 seasons? Here in Northern Nevada we are fortunate to enjoy all 4, fully. The winter’s are snowy in many areas, but the sunshine is out more days in the winter, than not. AND we are notorious for our sunny days…..300 of 365 days/year (on average). Spring is full of blooming flowers and trees (you can smell the fragrance of nature in the air). Summers can get pretty warm, but Lake Tahoe and Truckee river keeps us cool. And Fall is a special season when we wind down from the summer and experience some of the best temperatures. Warm days and cool breeze at night. The deciduous tress are a sight to see as their leaves turn. Spectacular hiking! There’s nothing that compares to our 4 seasons in other parts of the nation (of course that’s in my humble opinion)
- Is the seller’s agent offering the buyers agent commission? – If the seller is not willing to offer the buyer’s agent a commission, you will be responsible for paying your agent for their services. Ask your agent to ask the seller’s agent if they are offering a commission and how much they will offer.
