- You know your home is worth more because other homes are selling for a higher price than your agent may be suggesting – First, homes may be listed at a certain price, but do you know what they ACTUALLY sold for? Also, if your agent recommends a price to list your home, it is due to experience, their expertise and comparing homes that have SOLD in your area and the final price it was sold for. Agents do not decide the fair market value….market sales do. If you insist your agent list above market value, anticipate less viewers and longer time on the market. And remember, the longer your home sits on the market, the less appealing to buyers as they may think there may be something wrong with the home.
- Spending money to fix or renovate the home only to find out it adds little to no value to increase the price. – Before you think about selling, interview agents to determine who is the one that is the best fit for you, then ask them what appeals to buyers and what will add value without a huge expense. Listen to your agent. He or she knows what sells!
- Not offering commission to the buyers agent – Many think the buyers agent just “shows homes”. Not true. We spend hours and hours showing those homes, preparing each home for valuation and details to provide to buyer, and we spend a lot of time and gas to show the homes. It is important to know and understand that we are able to show your home when a buyer wants to see it. As licensed professionals who can be trusted to show your home, safely, give buyers access to see your home when they view on Zillow or another online website! And Open Houses are great for attracting a buyer, but it is the agent that provides access after you see a home at an open house, and want to go back to view again to decide if this your dream home before making an offer.
- Deciding to sell your home on your own (FSBO) – Always appealing to try to save money on commission costs. But think about it….do you know what your home is really worth? Are you able to advertise on Zillow, Redfin, etc? Sure! but at a cost. Big mistake for FSBO listings is incorrect pricing. We know how to price to appeal to the market and according to the market. If you market to the masses as an agent does, it costs more than you think. Most every agent will pay a hefty price to just have your home photographed, and more for marketing online, mailers, etc.. We advertise for open houses and take a Saturday and/or Sunday to showcase your home. We save you money by negotiating on your behalf when an offer is presented. We know the legal forms and are constantly taking courses and CE classes. In the end, most seller’s who represent themselves end up making much less of a profit without an agent. And, most likely, there will be an agent who is going to represent the buyer. Most buyers cannot afford the loan, closing costs and then having to pay their agent.
- Neglecting Curb appeal – What is the first thing people see when pulling up to your home? Your front yard and landscape (or lack thereof). Be sure to mow your lawn, trim the bushes, and clear of clutter. A big chunk of your home value is in the landscaping. Remember, first impressions are everything!!!
